Environmental Site Assessments (ESA) are often a requirement of financial lenders as part of funding a commercial loan
Environmental Site Assessments (ESA) are often a requirement of financial lenders as part of funding a commercial loan. The purpose of the ESA is to gather information to develop an independent professional opinion about the environmental condition of the property and to identify actual or potential environmental contamination which may impact the property value or effect claim to an "innocent land owner" exemption following acquisition. Most lenders follow the American Society for Testing and Materials (ASTM) standard that outlines all the different types of research that must be conducted, such as reviewing aerial photographs, conducting a site visit and interviewing people who are knowledgable about the history of the site. Some lenders may have additional requirements.

RGA's Environmental Site Assessments are completed in accordance with the ASTM standard and are professional, comprehensive, and exceed common industry standards and lending protocols. Our inspections document known and potential site conditions that may affect property value or cause undo liability to investors. Our experience allows us to assist our clients with all stages of environmental investigations, including Phase I ESA, Phase II sampling, and remedial response.
